• Electricity for air conditioning is not included and will be charged according to the meter (5 THB per
unit). A deposit of 1,000 THB is required at check-in; the electricity consumption will be deducted from
this deposit upon check-out.
• All rooms share bathrooms/toilets (individual cabins).
• There is no hot water, but the water is not really cold ;-)
• We do not provide towels.
• Rooms are cleaned, and bed linens are changed once a week.
• Gear: We recommend bringing your own gear (e.g., gloves, shin guards). However, we are happy to
provide gear free of charge if needed.
• Non-Smoking: All rooms and the entire bungalow area are strictly non-smoking, except for the
designated smoking area. Marijuana consumption is prohibited throughout the premises out of respect
for other guests.
• Free Wi-Fi: Complimentary Wi-Fi is available throughout your stay.
• Check-in is available from 14:00, and check-out should be completed by 12:00.
• Motorbike Rental (if booked): A deposit of 6,000 THB or your passport must be left as security.
• Meal Package (if booked): Includes 2 à la carte meals per day at our gym restaurant, Monday to
Saturday. Meals are not provided on Sundays. Drinking water is included; soft drinks and alcoholic
beverages must be paid separately.
• Training Schedule: Training sessions take place Monday to Saturday from 08:00–10:00 and
16:00–18:00.
• You must be of legal age according to the laws of your home country in order to book.
• Once booked and paid, reservations are non-refundable in case of cancellation or “no show.”
• Participation in training and competitions is at your own risk. We are not responsible or liable for any
injuries that may occur during training or fights. Refunds are not provided in such cases. The same
applies to self-inflicted injuries caused, for example, by traffic accidents, drug use, or similar
circumstances.
• The use, possession, or distribution of prohibited substances will result in the immediate cancellation
of the booking, immediate removal from the premises, and a report to the authorities. Refunds will not
be provided in such cases.
